Top Bedroom Staging Tips When Selling Your Home

Bedrooms are a home's most personal space and when selling it will have one of the biggest influences on how viewers will see your home.

Like bathrooms, bedrooms have become so much more that just a place to sleep, they are now seen as an oasis of calm, personal havens and spaces to pamper oneself.


Always remember that those who are viewing a property are likely to be the ones who will choose the main bedroom, so ensure that this above all the others, has huge appeal.

 

Here are my top tips when staging your bedroom for the selling or rental market.

 

 

1. Is This The Bedroom?

When selling every room's function should be instantly identifiable. In bedrooms, the bed should be the focal point of the room. If the first thing you see is a computer, TV, exercise bike or filing cabinet, you'll send out the wrong message to those viewers. Rearrange rooms so that the bed, bedside tables, dressing tables and wardrobes are the main focal points of the room.

 

 

 

 

2. Too Much Information?

Bedrooms are very personal spaces. But remember that you don't normally invite casual visitors into this room. When selling don't display all of your most intimate of items on side tables, shelves or the floor. Put away everything but the most attractive accessories. On dressing tables display an attractive mirror, ornamental hairbrushes (clean) and perhaps a bowl of pot pouri or a vase or fresh flowers. Bedside tables can be dressed with a pair of matching lamps a bedside clock or radio and perhaps one book or an attractive picture in a frame.

3. Clean, Clear & Tidy

Clear the floor, yes under the bed too, of all clothes, shoes and any other items like piles of magazines, exercise items, forgotten projects and the dog bed! As with all your home's rooms, you are selling space, so maximise it!

 

4. Edit The Furniture

To enhance the space think about what you have in the bedroom and, if appropriate, edit the furniture. Do you need two dressing tables? how about all those wardrobes? and perhaps you might even change the bed from a King size to a standard double bed. Do everything you can to make the room feel larger without making it feel empty.

5. Edit Your Wardrobes - both in them and on them!

Ok maybe you need all your clothes, but are you wearing them all at the moment. If it's summertime then consider packing away the winter clothes and creating more space in the wardrobes. You may even be able to take out a wardrobe thus creating more space in the room. Even if you aren't taking a wardrobe away, remember that buyers are nosey, they will open your cupboards. If they can see space in the cupboards they will feel confident that all of their stuff will have space to be stored.

 

6. What Colour Sells Bedroom?

Not black! When selling think, 'Calm', 'Relaxing', 'Subtle', 'Welcoming' - good colours for bedrooms are neutrals like stones, bones, peach, powder blues. Strong colours can be overwhelming in bedrooms. If you want to add some colour do so in the cushions, throws and accessories.

7. Fresh Bedlinen

Invest in a set of fresh new bedlinen, some plump new pillows and an attractive throw. Your goal is to make the bed inviting and desirable. Depending on the style of the property seduce the buyers with Euro Hotel Chic, Country Cottage Cosiness or Bygone Elegance. New bed linen will smell fresh and look appealing.

 

 

 

8. Maximise The Light

During the day fully draw back the curtains or raise the blind. Banish the nets unless you absolutely need them. Let the natural daylight flood in. At nighttime or as the light begins to fall switch on the bedside table lamps and any other side lamps to give the room a cosy warm feel. Avoid any harsh lighting and never leave a single pendant lamp without a shade.

9. Clean & Fresh

Once you've rearranged, redecorated, edited and decluttered the room it's time to clean, clean and clean some more. Like bathrooms the bedroom is a personal space that you undress in. Don't present the bedroom as an untidy tip. All dirty washing should be removed to the washing basket - remember that it smells and will not add to the rooms freshness. Clean windows to maximise the light. Clean lamp shades and replace if they look tired or damaged. Give the carpets a steam clean and consider replacing if they look worn.

 

10. Air Your Room Daily

When you get up pull back the bedclothes, open the windows and let the room air. Do this before you go off to the bathroom or go down to breakfast. This way you can tidy and present a fresh room so that nay day time viewers see a fresh, clean and attractive room... and it'll be lovely for you to come home to too!

 

Final Thoughts

As with all room in the home, it is everyone's responsibility to keep things looking great. Be firm and make sure the kids keep their rooms tidy too.

Oh and a final point ... pets, yes you love them but not everyone likes the idea of dogs and cats curling up on the bed ... find Fido a new space to sleep ... but not in the bedroom!
