As a home & property stager I've lost count of how many times I've helped owners of properties to improve the 'Flow Of The Show' or how to create a logical view out of 'chaos'.
I remember a classic case of a client inviting me to her home.
I arrived and knocked at the front door.
I must admit that I thought that the front door area looked unused, leaves and forgotten items resting on the front door.
After several knocks my client popped out of the hedge by the side of the house and led me around to the back of her property where we entered through a tiny utility room and went through the garage to the kitchen.
She explained that it was because the front door 'Sticks' and so it's easier for her to use this entrance, and so did all the Estate Agents trying to sell her house.
This rather disorientating introduction was one of the main reasons that her house hadn't sold.
It's very difficult for buyers to get a feel of a property when they have been confused from the start.
Imagine going to see a play but instead of watching Act 1 Scene 1 then Scene 2 etc it is played something like Act 3 Scene 4, Act 1 Scene 3, Act 2 Scene 1 etc You'd be lost along with the rest of the audience.
Well if you get the flow of the viewing wrong in the property you could end up loosing your buyers.
Most buyers expect to step through the front door into some sort of hallway or reception area. Hallways should welcome and prepare a viewer for the formal and informal living space beyond.
A viewer shown the home out of order will be disorientated and wont be focusing on the space but trying to work out how he got from this room to that.
Another property I recently worked on had viewers entering by the back garden gate. Although the garden was lovely, the back of the house was no where near as attractive as the front and the garden felt exposed, so the viewers first thoughts in this case were less than positive.
Sometimes it's not your fault that a property is shown in the wrong order. Estate Agents need to be shown the flow of the house.
Don't be afraid to rehearse with your agent, it's your money after all.
Just like a dress rehearsal, make sure that your property is ready for it's performance.
My personal favourite is to show Hallway then a 'Wow' room be it living room, Kitchen or other downstairs space then show all the other rooms in logical order and finish with a 'Wow' room or the first room again.
So when your homes on 'public view' know how to 'Flow the Show'.
